Elements of a Purchase and Sale Agreement

Five Items We Negotiate 

1.    Price: We will prepare a Comparative Market Analysis (CMA) of homes like the one you want to buy which have sold in your neighborhood and in surrounding areas to see if Mr. Seller is asking a fair price or not.  We will research county court files, listing services and tax records to get as complete information about your desired property as possible which will help us to negotiate the best price for your new home.

2.    Terms: We will discuss and strategize with you what specific terms we need to put in the Purchase and Sale Offer which make the offer most protective of your interests and your financial investment.  This may include leaving appliances with the property, installing new carpet, servicing the HVAC units, protecting you against needing flood insurance, assuring the seller is compliant with your 100% financing needs, and much more.

3.    Closing Costs: Who will pay your closing costs?  How much will they be?  What exactly goes into closing costs?  How can I save on closing costs?

4.    Possession: When will you take possession of your new home?  At Closing?  A week after closing?  Three months after closing?  We will address your needs and incorporate them into your contract offer.

5.    Contingencies: Do you have another home to sell?  What if you don’t get approved for a loan?  What if the interest rates go up?  What if you don’t like the results of the home inspection and want to get out of the deal?  What if you love the home and want to make an offer but your partner is out of town for two weeks…can you make an offer now and get out of it later if your partner doesn’t like it?
